New Rental Community Planned for Clermont: Ivey Ridge Subdivision

A new rental community is in development for Clermont as AMH (formerly American Homes 4Rent) prepares to begin construction on the Ivey Ridge subdivision. Situated near the Foxchase community on Hammock Ridge Road, the project has received preliminary plat approval from Lake County and is expected to break ground this year.





The Las Vegas-based homebuilder purchased the 145-lot subdivision in 2021 for $9.4 million and filed construction plans with the St. Johns River Water Management District. Designed by Appian Engineering, the community will include single-family rental homes on 50×120-foot lots, along with amenities such as a pool, clubhouse, fitness center, and playground.



AMH, active in the Orlando area since 2020, specializes in Build-to-Rent (BTR) developments and manages a portfolio of roughly 60,000 rental homes nationwide. The company emphasizes affordability, stating that renting can cost 25% less than owning in major markets.
